A Pattern That Stops at the Sod Strip
Between the street and your property sits the parkway, and Greenacres treats it as grass. Under the city's right-of-way code, stones, boulders, pavers, mulch, artificial turf and similar fake plantings cannot replace sod there, and whatever part of the strip is not taken by the sidewalk, the ribbon gutter or a permitted driveway has to be sodded. The adjacent owner maintains it.
Changes to the apron fall under the driveway's building permit, so whether a colored or stamped apron is acceptable is a question for the Building Division, and we suggest you ask before ordering color for it. We pour the apron plain and put the pattern where nobody has to ask. That means the entry court, the walk, the patio and the part of the driveway inside your lot. Our Greenacres town page covers the wider rules.

Thirty Feet of Width and What That Means in Stamped Square Feet
Section 16-630 of the zoning code limits a house to one driveway, caps the total width of all driveways at 30 feet, keeps the edge 5 feet off an interior side line, and allows a semicircular driveway only on a lot at least 100 feet wide. A corner lot may have one access on each street and must hold 15 feet from the corner side line.
Do the math before you pick a pattern for stamped concrete in Greenacres. A driveway at the full 30 foot width and 20 feet deep is 600 sq ft, and decorative work at $12 to $20 per sq ft makes that $7,200 to $12,000. A narrower 18 by 20 foot driveway is 360 sq ft, or $4,320 to $7,200. You can also texture a band at the garage door and leave the rest broom finish, which prices that part from $7 to $13 per sq ft. See the plain version on our Greenacres driveway page.

The Sixty Percent Ceiling on a Patterned Front Yard
Under Ordinance 2025-06 (December 1, 2025), the single-family lots in the RL-1, RL-2 and RL-3 districts, and the single- and two-family lots in RM-1 and RM-2, carry two limits. Overall hard surface may not exceed 60 percent of the lot, and the front yard may not exceed 60 percent either. Stamped concrete in Greenacres is still concrete for that count, so a decorative patio uses up the same allowance as a plain one.
Picture a 7,500 sq ft lot. Sixty percent is 4,500 sq ft for the house, driveway, walks and patio combined. A 300 sq ft patterned patio is $3,600 to $6,000 and uses 300 of those feet. We total your house, driveway and slabs from a survey before we price, so you learn early if the design overshoots. Townhouse properties follow a looser 85 percent limit.

Poured Pattern or Set Pavers in Greenacres Yards
Choosing stamped concrete in Greenacres over pavers changes little on paper. Neither finish may take the place of sod in the city right-of-way. The difference shows up in the build. A patterned slab is one pour with color and a sealer coat, not hundreds of separate pieces. Concrete Network says a stamped surface needs cleaning and resealing about every 2 to 3 years.
It also says texture can help traction, but a surface can turn slippery when wet or under a film-forming sealer, and a heavier texture or non-skid additive suits high-traffic spots such as an entryway. Tell us where your sprinklers hit and where the rain comes off the roof, and we choose the stamp and sealer for that spot.
Greenacres also asks that a vehicle park on a driveway designed and permitted for that purpose, except at homes originally built without a paved one. That is another reason to size a patterned driveway on paper first: the width we pour should match the width on your permit application.

Permit Value, MGO Upload and the Four-Times Penalty
Plan the paperwork early. The city treats a one- or two-family driveway as a building-permit job, the Building Division can tell you what a patio or walk needs, and since April 15, 2026 every application goes through the MGO Connect portal, with no email submittals. The fee schedule charges a $75 application fee, credited toward the permit, and then 2.5 percent of construction value for jobs up to $100,000, with a $75 minimum. Starting work without a permit costs four times the permit fee plus $100 for a first offense.
Owners who live in the home can act as their own contractor with a notarized Owner-Builder Affidavit. Florida also requires a Notice of Commencement when the direct contract price tops $2,500, and a patio at our prices crosses that line. We write the scope and square footage into the quote so the valuation on your application matches. Greenacres' Building Division is the office to ask about anything the code leaves open.

Original Section Lots and Narrow Side Yards
The Original Section runs from the E-3 Canal on the west to Haverhill Road, between First Street and Lake Worth Road, and the city's code describes it as made up of many small lots platted as single-family lots. Along 10th Avenue North, new driveways in the mixed-use district must enter from a side street such as Fleming, Jennings, Perry, Martin, Swain, Broward, Walker or Jackson.
On a small lot, a pattern earns its keep in a small place. A walk, a step and a patio court kept 5 feet off the lot line can carry all of the design, with a sodded strip left between the slab and the line. Zero-lot-line patios may run to the line if a 6 foot solid fence or wall stands there. We bring pattern boards you can hold against the house so you can see how stamped concrete in Greenacres reads at short range.
Myakka Sand and Canal-Side Ground Under a Pattern
Of 30 NRCS soil-map points inside the city, 15 were Myakka fine sand and 9 were Basinger fine sand. NRCS lists both as poorly drained, with a water table that can rise to about 12 inches at its highest for Myakka and about 6 inches for Basinger, and rates them very limited for dwellings. FEMA put 29 of the 30 points in Zone X, and one in Zone AE. The Lake Worth Drainage District's E-3 Canal and its L-6 through L-15 laterals cross the city, so a lot beside one is worth checking with the drainage district.
The base carries the design, so stamped concrete in Greenacres starts below grade. We compact it, pitch the surface away from the house and cut control joints along pattern lines so they read as part of the stone-like look. Hot, windy placement pulls water from the surface, so we pour in the cooler hours and keep the slab cured for at least 3 days, as the ready-mix association advises.
Get a Pattern Quote for Stamped Concrete in Greenacres
To price stamped concrete in Greenacres, send your street or subdivision, the area you want patterned, the colors you like and a photo through our free estimate form. We bring pattern samples, mark where plain concrete ends, and give you a detailed written quote before any work begins. The stamped concrete service page explains the process, and the county permit guide explains the paperwork around it.
The quote lists patterned square feet, pattern, color method, sealer, the plain apron and any base work. If your property sits near the city line, the West Palm Beach stamped page shows how a neighboring city's rules differ. Bring your survey if you have one, since the lot width and the front yard depth decide how much pattern the 60 percent limit leaves you.
