Hypoluxo at a glance
Hypoluxo is a small Intracoastal town along South Federal Highway and Hypoluxo Road, with Dixie Highway, Miner Road and Overlook Road inside its limits. Garnett Park, the Hypoluxo Scrub Natural Area and the Town Hall dedicated in 1996 are its landmarks.
On NRCS soil maps at 30 points in town, half the points were St. Lucie-Paola-Urban sand, 30% were water, and 13% were Arents-Urban fill. On FEMA maps at the same points, AE took 40%, VE 23% and X 27%. None of the points fell in the Lake Worth Drainage District.
Permit office: Town of Hypoluxo Building Department · official site Building services are contracted to Hy-Byrd Incorporated. Submittal is in person with two sets of plans, contractors must register with the Town, and inspection requests are due by 3 p.m. the day before.
A Contracted Building Department and a Counter That Only Takes Walk-In Submittals
The Town of Hypoluxo has contracted with Hy-Byrd Incorporated to run its building department, and the Building Official is available by appointment at the Hypoluxo office. Submittal is in person. The application asks for two sets of plans, and an electronic copy of the plans may also be required. Put the trip to Town Hall on South Federal Highway into your timeline.
Every contractor and subcontractor must be registered with the Town. Registration needs state or county certification, a Business Tax Receipt and insurance certificates naming the Town as holder. It is free for contractors who hold a state license, $2 for a Palm Beach County countywide receipt holder and $25 for everyone else, and it renews each fiscal year. Sub-permits are separate applications, and their costs must appear on the master permit or they are treated as individual permits. The Town also tells contractors to contact the homeowners or civic association for approval requirements, and the application repeats that.
The Town's pages do not name driveways or patios as permit items. The general application covers all work and installations, and the flood page says all development in the floodplain needs a local permit, so assume yes and ask the Building Department before you set a start date. Our permit guide explains why the county-wide exemption talk does not settle the question. As concrete contractors in Hypoluxo, we wait for that answer before we schedule a pour.

Water All 'Round: Reading Flood Zones East of US-1
The town's name comes from a Seminole word for Lake Worth, roughly translated as water all 'round, no get out. FEMA flood maps at 30 points inside the 2020 town boundary shows why: AE at 40 percent of points, VE at 23.3 percent, X at 26.7 percent and the shaded 0.2 percent zone at 10 percent. Many of the AE and VE points are open water, so do not read those shares as lot counts.
The Town's flood page is blunt for homeowners. Most properties east of U.S. Highway 1 are in a flood hazard area, all development in the floodplain, not just construction of buildings, requires local permits, and the Building Department asks to be contacted before you build, fill or otherwise develop. The town provides flood zone determinations and elevation certificates for structures built as early as 1995. A slab or a raised patio that adds fill is development in that sense.
Before a quote, find your parcel's zone on the FEMA map or ask the Building Department for the determination, then tell us whether you are east or west of Federal Highway. Pads in AE or VE zones get an elevation conversation before they get a price, and as concrete contractors in Hypoluxo we raise it first. See how we size a slab for different ground.

What It Costs
Typical ranges are below. In Hypoluxo the flood zone, the in-person permit visit and the drainage rules shape the quote.
| Job | Per sq ft | Typical project | What moves the price |
|---|---|---|---|
| Concrete driveways | $7 to $13 | $3,500 to $9,100 | 4 to 5 in. broom finish, about 500 to 700 sq ft; tear-out adds $2 to $4 per sq ft; parking surface must be concrete or asphalt of enough thickness |
| Concrete patios | $7 to $13 | $1,750 to $5,850 | Plain or broom, about 250 to 450 sq ft; stamped is priced separately; the 20 ft rear yard limits size |
| Stamped & decorative | $12 to $20 | $3,600 to $12,000 | Pattern, color and sealer, about 300 to 600 sq ft; HOA approval first |
| Slabs & foundations | $7 to $12 | $1,400 to $7,200 | 4 in. reinforced, shed pad to 2-car garage, about 200 to 600 sq ft; flood-zone lots may need elevation review |
| Sidewalks & walkways | $8 to $14 | $1,200 to $4,200 | 4 in., 3 to 5 ft wide, about 150 to 300 sq ft; short runs hit a job minimum |
Fast-Draining Sand Under a Driveway and Tidal Muck at the Water's Edge
On NRCS soil maps at 30 points in town, half were St. Lucie-Paola-Urban land complex, an excessively drained sand in hydrologic group A that the NRCS rates not limited for dwellings. Arents-Urban land, the fill, covered 13.3 percent of points and is somewhat poorly drained with a minimum water table around 76 centimeters. Myakka-Urban land took another 3.3 percent.
The outlier is Kesson mucky sand, tidal, at 3.3 percent of points: very poorly drained, rated very limited. If your lot sits near the tidal edge, tell us; we look at the ground itself at the site visit and will not guess from a map.
Even where the map shows St. Lucie-Paola sand, your parcel's own soil decides how much base work it needs. Our driveway page lays out the steps, from base to cure.

Asphalt or Concrete of Sufficient Thickness: What Section 28-94 Asks of Your Driveway
The land development code requires off-street parking and loading facilities, including access lanes and aisles, to be surfaced with asphalt or concrete of sufficient thickness to accommodate the proposed vehicular weights. Single-family homes need two spaces per dwelling. Section 28-94 gives no thickness number, so as concrete contractors in Hypoluxo we state ours in inches, along with the reinforcement.
Section 28-92 keeps buildings 40 feet back from the property line of U.S. Highway 1 and Hypoluxo Road, and says parking areas may sit inside that setback. That is useful for a lot on the highway that wants a parking pad near the road. The Town's pages do not say who owns each road, so ask the Building Department who owns the road at your apron before you plan a new curb cut.
Pavers and gravel are not what the code names for an access lane, which is why our stamped concrete is the decorative route that stays inside the written rule.

Retention Is Written Into the Code: The 25-Year Storm Rule
Section 28-97 requires development to handle a 25-year, 12-hour storm and to keep runoff onsite through pervious areas. A South Florida Water Management District permit must be obtained, when applicable, before building permits issue. Ask the Building Department how that rule reads for a residential slab; where it applies, it means leaving pervious area to take runoff instead of grading every pour toward the street.
The Town also inspects its drainage systems for proper maintenance and obstructions, and it asks residents to protect canals, swales, catch basins and outfalls. A new apron should not bury a catch basin lid, shift a swale low point or push water onto the neighbor. We mark those features on the site plan so the forms and finish grade work around them.
One thing off the list: the Lake Worth Drainage District's eastern boundary is Interstate 95, and a county drainage layer query found none of the mapped town points inside it.

7,500 Square Feet and 75 Feet Wide: Lots, Yards and the 35 Percent Cap
In the single-family district, patios are a permitted accessory use. Base lots are at least 7,500 square feet and 75 feet wide, with 20 feet of front yard, 10 feet on each side and 20 feet in the rear. On combined parcels over 14,000 square feet, maximum lot coverage is 35 percent, landscaped open space must be at least 40 percent, single-story side setbacks grow to 15 feet, and the lowest floor must sit at least eight feet above mean high tide.
Ask the Building Department whether those yards apply to a patio on your lot before you size it. A 14 by 20 foot patio is 280 square feet, which is $1,960 to $3,640 at our $7 to $13 per sq ft range, with a free written estimate after we see the yard. Measure your rear yard on the survey to see whether it fits. A covered lanai or anything with a roof is a question for the Building Official at the in-person counter.
Our patio page covers sizes, control joints and finishes in more detail.
Barefoot Mailman Country: Federal Highway, the Scrub and Garnett Park
The town calls itself the home of the Barefoot Mailman. A 14-foot statue of the mailman by Frank Varga stands in the Hypoluxo Scrub Natural Area on Hypoluxo Road just west of Federal Highway, and Garnett Park on South Federal Highway honors Andrew Garnett, one of the first three pioneers to settle in Hypoluxo. Town Hall was dedicated in 1996 with the native-plant Hypoluxo Hammock on its grounds.
Roads inside the town include Dixie Highway, Hypoluxo Road, Miner Road and Overlook Road, and the Ed Venture Charter School and Hypoluxo Baptist Day Care are on the map. The median home was built in 1990, and Hypoluxo's estimated population is about 2,800. Ask us to check the apron's condition at the estimate.
Ask each bidder for a driveway in Hypoluxo who owns the roadway at your driveway before you sign. County and state roads have their own permit offices, and the driveway cost guide explains how right-of-way work changes a quote.
Close to Hypoluxo
Lantana is next door, with its own paper-based permit process and swale spec on the Lantana page. San Castle, an unincorporated community nearby, is covered on the San Castle page, and Boynton Beach and Atlantis have pages of their own. If you own property on both sides of the line, ask which of the concrete contractors in Hypoluxo and Lantana is registered with each Town, because registration is local. The Town counter, the registration list and the flood rules are Hypoluxo's alone, so a permit from one does not carry to the other. The service area page shows every town we reach.
Permit Clocks, the Notice of Commencement and Booking Concrete Contractors in Hypoluxo
Hypoluxo permits expire six months after issuance unless noted otherwise. Inspections run Monday through Friday, and the deadline to request one is 3 p.m. the day before. The 2026 application has an NOC Needed box and warns that a Notice of Commencement must be recorded and posted on the job site before the first inspection; Florida law requires recording above $2,500. The form also asks for side, front and rear setbacks and the flood zone, so have the survey ready.
Send us the survey, a street photo and your flood zone. Royal Palm Beach Concrete Co is Locally Owned & Operated and fully insured, and a detailed written quote comes before any work begins. The contact page is the place to ask for a free written estimate. Before you sign with any of the concrete contractors in Hypoluxo, ask who is registered with the Town and which month their permit window ends.

Concrete Driveways and Sidewalks
Driveways in Hypoluxo
Hypoluxo's land code asks that access aisles and parking be surfaced with asphalt or concrete thick enough for the vehicles it carries, and each single-family home needs two parking spaces. The Town's building services are run by a private contractor, permits are submitted in person with two sets of plans, and inspection requests are due by 3 PM the day before. Every contractor must register with the Town, and the Town asks contractors to check the homeowners or civic association's approval requirements. A Notice of Commencement has to be recorded and posted before the first inspection, and a permit expires six months from issuance unless otherwise noted. No Town page names driveways as permit items, so confirm the permit with the Building Department before you set a start date. As concrete contractors in Hypoluxo, we price poured driveways at $7 to $13 per square foot after a free written estimate. The driveway cost guide explains the math and what tear-out adds.
Concrete Patios & Porches
Patios and Yards in Hypoluxo
The single-family district lists patios as an allowed accessory use, with a 20 foot front yard, 10 feet on each side and 20 feet at the rear, on lots of at least 7,500 square feet. On combined parcels over 14,000 square feet the code adds a 35 percent lot coverage limit and 40 percent open space. NRCS soil maps at 30 points inside town put half on St. Lucie-Paola sand, which NRCS lists as excessively drained and rates "Not limited" for dwellings; your own lot can still differ, so we look at the ground at the visit. Sized at 16 by 20 feet, a patio is 320 square feet, or $2,240 to $4,160 at $7 to $13 per square foot, with a free written estimate after we see the site. Plan sizes against the lot lines on your survey. Read the patio page.
Concrete Slabs, Foundations, & Garage Floors
Slabs and Flood Zones in Hypoluxo
The Town says most properties east of US-1 are in a flood hazard area, and the Town says all development in the floodplain, not just buildings, needs a local permit. At 30 FEMA map points, 40 percent fall in Zone AE and about 23 percent in VE, though many of those are open water. Stormwater code expects onsite retention for a 25-year, 12-hour storm through pervious areas, with a water management district permit where one applies. On parcels over 14,000 square feet the lowest floor must sit at least eight feet above mean high tide. A garage-size 20 by 20 foot slab is 400 square feet, or $2,800 to $4,800 at $7 to $12 per square foot, with a free written estimate. Tidal Kesson mucky sand, at one of the 30 NRCS soil-map points, is rated "Very limited". See the slab page for thickness, joints and base.
