Lantana at a glance
Lantana sits on the Intracoastal between Lake Worth Beach and Hypoluxo, with Federal Highway, Dixie Highway, Seacrest Boulevard and High Ridge Road running through it and West Lantana Road and Hypoluxo Road crossing them. Hypoluxo Island, Bicentennial Park, Sportsman's Park and the Lantana Nature Preserve are inside the town limits.
NRCS soil maps at 30 points show excessively drained St. Lucie-Paola dune sand at 60% of points, with Canaveral-Urban land and one Myakka sand point. Flood zones were X at 60%, AE at 20% and VE at 17%, mostly on the water. None of those map points fell inside the Lake Worth Drainage District.
Permit office: Town of Lantana Development Services, Building Division · official site Permits are paper-based: two paper copies and one digital copy, with fees paid by cash, check or money order. Driveways, patios and pavers are on the Town's list of work that needs a permit.
Paper Applications, Cash or Check and a Permit That Lapses in Six Months
The Town's list of work that needs a permit names driveways, parking lots, patios, pavement and pavers, along with walls, excavation and site work, material installed in a Town swale and artificial turf. Lantana permitting is paper-based: applications and plans are accepted by mail or in person with a digital copy too, and every submittal requires two paper copies and one digital copy. Fees are collected at submittal by cash, check or money order only, and credit cards are not accepted.
The Town Council sets fees by resolution based on the total cost valuation of the work, which can be established by a signed, notarized contract. A permit stays active only if an inspection is approved within six months, and the Building Official can grant written extensions of up to three months each. Inspections requested before 3 p.m. are scheduled for the next business day. The Building Division, owner-builder affidavit and drainage and swale applications are on the Building Permits page; our permit guide covers the countywide rules.
The Town takes cash, check or money order only, so ask each of the concrete contractors in Lantana how many paper copies they bring and how they pay the fee.

The One-and-Two Family Driveway Checklist, Line by Line
The Town's checklist asks for an application naming the material, such as Concrete Driveway or Turf-Block Driveway, contractor registration details or an Owner Builder Affidavit, two copies of a survey, and two copies of a driveway plan. The plan must show the material, location, dimensions, the required four inch depression in the Town swale, the width where the driveway meets the road and the square footage. For concrete, the thickness must be at least six inches.
Ask any of the concrete contractors in Lantana to put every one of those items in the quote, so the plan matches the checklist. A certified Notice of Commencement is required on permits above $2,500 before an inspection can be scheduled. Our driveway page describes the pour itself. Ask for the thickness, the swale break point and the permit paperwork in writing, so you can compare quotes on the same line items.
As concrete contractors in Lantana, we keep the checklist open on every visit and fill the dimensions in with you.

What It Costs
The Town's swale spec, paper submittal and front-yard limit shape the quote. These are our typical ranges.
| Job | Per sq ft | Typical project | What moves the price |
|---|---|---|---|
| Concrete driveways | $7 to $13 | $3,500 to $9,100 | 6 in. concrete over the swale with no steel; max 30 ft at the right-of-way; 4 in. depression; tear-out adds $2 to $4 per sq ft |
| Concrete patios | $7 to $13 | $1,750 to $5,850 | Plain or broom, about 250 to 450 sq ft; stamped is priced separately; hard surface counts toward the 50% front-yard cap |
| Stamped & decorative | $12 to $20 | $3,600 to $12,000 | Pattern, color and sealer, about 300 to 600 sq ft; swale surfaces are limited to the Town's allowed list |
| Slabs & foundations | $7 to $12 | $1,400 to $7,200 | 4 in. reinforced, shed pad to 2-car garage, about 200 to 600 sq ft; Town Engineer drainage review can add time |
| Sidewalks & walkways | $8 to $14 | $1,200 to $4,200 | 4 in., 3 to 5 ft wide, about 150 to 300 sq ft; joint at the sidewalk line; short runs hit a job minimum |
Four Inches Down, Six Inches Thick, Nothing Steel in the Swale
Chapter 17, Article III sets the apron. A driveway access may not exceed thirty feet at the right-of-way line unless an alternate retention of runoff designed by a registered engineer is submitted. Within the swale it is depressed at least four inches below the street pavement edge, with the depression at least four feet from the pavement edge or midway to the sidewalk or property line. Concrete construction is six inches thick with no steel reinforcement within the swale, with a construction or expansion joint at the sidewalk or right-of-way line, finished flush with the adjoining sidewalk or driveway, and no more than an inch above the street pavement edge.
A driveway access built in violation is demolished at the contractor's or owner's expense unless the building official finds it can be corrected. We check each dimension before the forms are set.
As concrete contractors in Lantana, we treat pouring flat as the easy part. The Chapter 17 swale spec is what separates a clean inspection from a tear-out.

Swale Materials: Turf Block In, Shell Rock Out
The portion of a driveway that passes through the swale is regulated swale material needing a Development Services permit, and owners maintain the swale abutting their property. Table 6-30.1 allows pervious pavers, asphalt, concrete or block for driveways but not swales, while turf block is allowed in both, and coquina, shell rock and sand are strictly prohibited except as Section 17-34(i) allows. An owner whose swale is paved in concrete, pavers, gravel or shell and who spends more than $50,000 on repairs or renovations must bring the swale up to current code.
Right-of-way work is its own permit, processed within five business days, and stamped patterns belong on the lot side of the swale line. See our stamped concrete page.

The 50 Percent Front Yard Limit and Forty Percent Lot Coverage
In the R1A, R1 and R3 districts, hard-surfaced areas including driveways, walkways, patios and other paved areas cannot exceed fifty percent of the required front yard. Turf-block or similar pervious pavers do not count as hard-surfaced. Maximum lot coverage is 40 percent in R1 and R3, and 40 percent for a single-story footprint and 35 percent for multi-story in R1A. Front setbacks are 25 feet in R1A and R1 and 20 feet in R3, and R1A lots start at 10,000 square feet and 75 feet wide.
The front-yard rule does not reach a back patio, but drainage still can: the Town Engineer reviews all drainage plans for proposed projects, and those plans are signed and sealed by a Florida registered engineer. Our patio page lists what we measure.
For a front walk or a wider driveway, ask any of the concrete contractors in Lantana to show you the front-yard percentage on the survey.

Dune Sand, Intracoastal Edges and Slabs on Hypoluxo Island
Sixty percent of 30 NRCS soil-map points were St. Lucie-Paola-Urban land, excessively drained and not limited for dwellings. Water made up about a fifth of the points, Canaveral-Urban land is somewhat poorly drained with a water table that can rise to about 54 centimeters at its highest, and the one Myakka sand point is poorly drained. Flood zones at the points were X at 60%, AE at 20% and VE at about 17%. The Town's drainage review asks for the flood zone, FEMA flood elevation and road crown elevation, and wants finished floor one foot above the 100-year storm elevation or the FEMA base flood elevation, whichever is greater. Many of the AE and VE points fell on Intracoastal and ocean water inside the town, so a lot near the water, on Hypoluxo Island or along the Intracoastal, is worth checking on the FEMA map before a slab is drawn. For slabs see our slab page.
Federal Highway, Lantana Road and Who Owns the Road at Your Apron
Roads inside the town include Federal Highway, Dixie Highway, East and West Ocean Avenue, West Lantana Road, Hypoluxo Road, High Ridge Road, Andrew Redding Road, Broadway Street, Seacrest Boulevard and South Ocean Boulevard. Ask the Public Works Superintendent which agency owns the road at your apron, because a driveway that meets a County or state road needs that agency's permit as well as the Town's. Lantana Elementary, Lantana Middle and Barton Elementary are in town. Maddock Park, McKinley Park and Lyman Kayak Park are among the Town's parks. A County or state connection permit is a separate application with its own wait, and it should be approved before we set a pour date. We note that dependency in the written schedule.
Raise road ownership with concrete contractors in Lantana before a pour date is set.
Next Door to Lantana
Around Lantana are Hypoluxo, Lake Worth Beach, Boynton Beach, San Castle and Atlantis. The county park airport on Lantana Road and Lake Osborne are outside the town limits, so the County, not Lantana, governs work around them. Boynton Beach and Lake Worth Beach run their own building offices with their own driveway and apron rules. Each of those has a different permit office, so check the parcel before you call. A Lantana mailing address can sit in a neighboring jurisdiction, and Hypoluxo has its own town hall. The service area page lists each office.
Get the Swale Spec in Writing From Concrete Contractors in Lantana
Send your survey, a photo of the swale and street edge, and whether you are the owner-builder. We write the width, the four inch depression, the six inch thickness and the no-steel note into the quote. Royal Palm Beach Concrete Co is Locally Owned & Operated and gives a detailed written quote before any work begins. Reach us on the contact page, and ask any concrete contractors in Lantana whether the cash or check fee and the paper copies are in their schedule. Send us photos of the existing apron, the sidewalk crossing and the swale, plus any irrigation heads or markers in the swale, which the Town regulates under the swale code. We tell you what to move before the forms go in.

Concrete Driveways and Sidewalks
Driveways in Lantana
The Town's driveway checklist asks for two copies of a survey and two copies of a plan showing the material, the dimensions, the width where the driveway meets the road, and the required 4 inch depression in the swale. Width at the right-of-way line is capped at 30 feet unless an engineer designs retention for the runoff. Concrete is at least 6 inches thick with no steel reinforcement in the swale, with a joint at the sidewalk or right-of-way line and a finish no more than 1 inch above the street edge. A driveway built against the code is demolished at the expense of whoever built it unless the building official finds it can be corrected. Applications are paper plus a digital copy, and fees are paid by cash, check or money order. Driveways run $7 to $13 per square foot after a free written estimate. See the county permit guide.
Concrete Patios & Porches
Patios and Walkways in Lantana
In the R1A, R1 and R3 districts, hard-surfaced areas, including driveways, walkways and patios, may not exceed 50 percent of the required front yard. Maximum lot coverage is 40 percent in R1 and R3, and in R1A it is 40 percent for a single-story footprint and 35 percent for a multi-story one. The Town lists driveways, parking lots, patios and pavement among the work that requires a permit, so a patio is never a walk-up pour, and a certified Notice of Commencement is due before inspections on permits worth more than $2,500. A 10 by 16 foot patio, 160 square feet, costs $1,120 to $2,080 at $7 to $13 per square foot; the free written estimate pins down the number after the site visit. Walkways and patios are both priced on those pages.
Concrete Slabs, Foundations, & Garage Floors
Slabs and Garage Floors in Lantana
Drainage review in Lantana is done by the Town Engineer, with an initial review fee of $400 and hourly billing after that, and the application asks for the flood zone, the FEMA flood elevation and the grades of the adjacent properties. Permit applications and plans go in on paper with a digital copy, and a permit stays active only with an approved inspection within six months. The slab goes in as a 4 inch reinforced pour on compacted base with control joints. A pad of 20 by 20 feet, 400 square feet, runs $2,800 to $4,800 at $7 to $12 per square foot, with a free written estimate. As concrete contractors in Lantana, we keep the sizing math on the slab page.
