San Castle at a glance
San Castle is a small unincorporated community of 3,755 people along North Seacrest Boulevard and Hypoluxo Road, with Seagrape Road, Monroe Boulevard and the Oakridge Circles inside it. Streets named for trees, Loquat, Hibiscus and Ficus among them, fill the middle.
On NRCS soil maps at 30 points, 28 were St. Lucie-Paola-Urban sand and two were shaped Quartzipsamments, all well or excessively drained. FEMA maps put 29 of those points in Zone X and one in shaded X, with none in AE.
Permit office: Palm Beach County Planning, Zoning & Building, Permit Center · official site San Castle has no city government. The County has a south county office in Delray Beach as well as the Vista Center in West Palm Beach, and permits can also be filed online through ePZB.
A Lantana Mailing Address, a County Permit
San Castle is a Census-designated place, so there is no city hall to visit, and most of the map points we checked carried ZIP 33462, with the rest at 33435. Your mail may say Lantana or Boynton Beach, yet building permits for the unincorporated area come from Palm Beach County's Permit Center, which has offices at the Vista Center in West Palm Beach and a South County complex in Delray Beach and takes applications online through ePZB.
The County Building Official has stated that the HB 803 permit exemption does not apply anywhere in Palm Beach County, and our permit guide explains what that means for flatwork. The older County brochure, revised January 2014, puts a driveway or repaving with no new paved area and no right-of-way work into a zoning-only category. Check the category on ePZB before relying on a 2014 sheet.
Check the parcel's jurisdiction before you call any office, since a lot on the edge of the CDP can belong to a neighboring town instead.

The Coastal Ridge: St. Lucie-Paola Sand at 28 of 30 Points
San Castle sits on the coastal ridge. On NRCS soil maps at 30 points inside the CDP, 93.3 percent were St. Lucie-Paola-Urban land complex and 6.7 percent were shaped Quartzipsamments. The first is excessively drained and the second well drained, and both are rated not limited for dwellings without basements and for local roads. That is the opposite of the poorly drained flatwoods in the western communities.
In plain terms, the mapped soil drains freely. Drainage is not compaction, though, so we still compact and check the base before the forms go in. Our driveway page has the pour sequence.

What It Costs
Here are our typical ranges. On San Castle lots the mapped ridge sand drains freely, so the price turns on tear-out, width and how far the apron reaches into the road strip.
| Job | Per sq ft | Typical project | What moves the price |
|---|---|---|---|
| Concrete driveways | $7 to $13 | $3,500 to $9,100 | 4 to 5 in. broom finish, about 500 to 700 sq ft; tear-out adds $2 to $4 per sq ft |
| Concrete patios | $7 to $13 | $1,750 to $5,850 | Plain or broom, about 250 to 450 sq ft; stamped priced separately |
| Stamped & decorative | $12 to $20 | $3,600 to $12,000 | Pattern, color and sealer, about 300 to 600 sq ft; keep it inside your lot line |
| Slabs & foundations | $7 to $12 | $1,400 to $7,200 | 4 in. reinforced, shed pad to 2-car garage, about 200 to 600 sq ft |
| Sidewalks & walkways | $8 to $14 | $1,200 to $4,200 | 4 in., 3 to 5 ft wide, about 150 to 300 sq ft; short runs hit a job minimum |
Zone X at 29 Points and the One Shaded Exception
FEMA's map placed 96.7 percent of our 30 map points in Zone X, minimal hazard, and 3.3 percent in the shaded 0.2 percent coastal zone. No map point fell in Zone AE. That is a lighter flood-map picture than the same check in Haverhill or Westgate, though a point sample does not map your parcel. Pull the exact zone before you assume. As concrete contractors in San Castle, we can help you read the map, but the County and FEMA hold the official answer.
The flood map is a different question from the building rules. All of Palm Beach County is treated as a flood hazard area for permit purposes, as the County memo states, so a dry-looking lot does not become permit-free.

Built in 1967: What Replacement Looks Like Here
The median home in San Castle was built in 1967, and the median owner-occupied value is $303,900. With homes of that age, as concrete contractors in San Castle we price the tear-out of an old strip on a street like Oleander Road or Loquat Tree Drive as a separate line from the new pour.
Tear-out adds $2 to $4 per sq ft to the pour price. On a 600 sq ft driveway, a 20 by 30 foot pour, that is $4,200 to $7,800 at $7 to $13 per sq ft, with tear-out priced as its own line and a free written estimate after we see it. Ask the County before you widen: under the 2014 brochure, a repave with no added paved area was a lighter review than one that enlarges the footprint.
For help sizing a replacement, see our driveway cost guide.

Hypoluxo Road to Oleander Road: Finding Your Lot
Streets in the CDP include North Seacrest Boulevard, Hypoluxo Road, Seagrape Road, East and West Oakridge Circle, Monroe Boulevard, Loquat Tree Drive, Hibiscus Tree Drive, Ficus Tree Drive and Oleander Road. The CDP covers about 1.09 square kilometers, so one property can be in the CDP and its neighbor in a town.
Whether the road at your apron is a County road decides which County office handles it, and a short call to the Permit Center settles that before design starts. County Engineering's Land Development Division issues Right-of-Way permits for residential driveways onto a County thoroughfare or onto a County road that needs a culvert, and the residential turnout fee is $275. Everything else goes through the Building Division. On an interior street such as Loquat Tree Drive or Monroe Boulevard, the County rule sends a no-culvert connection to the Building Division unless the road is a County thoroughfare; confirm that rather than assume it. Ask whether your frontage has a culvert, because that single detail decides which desk reviews the apron and which fee applies.

Width, Side Line and Corner Rules in One Paragraph
The County's driveway rules reduce to four measurements. Each connection is between 12 and 24 feet wide. The edge of the pavement stays 2 feet off the side lot line. A local street lot may have up to two connections. A corner lot keeps the driveway 35 feet from the point where the right-of-way lines meet. Stamped concrete and pavers in the right-of-way need a recorded removal agreement.
Our stamped concrete page shows finishes for patios and entry pads inside the lot, where the restriction does not reach. For a back-yard pad, see the patio page. On a narrow lot, measure the 2 foot side line from the survey, not the fence, before you decide on a wider driveway.
The Towns Beside San Castle
Lantana and Hypoluxo are neighbors with their own building desks, and Boynton Beach, Lake Worth Beach and Atlantis are within reach. Lantana lies to the north, Hypoluxo sits just east toward the Intracoastal, and Boynton Beach is to the south. If your property touches a town boundary, the permit follows the town that holds the parcel. Lantana permits on paper, Hypoluxo takes walk-in submittals at its counter, and Boynton Beach runs its own Engineering review for driveways, so each of those towns needs its own packet, and a County approval for a San Castle lot does not carry over to any of them. The service area page lists the rest.
Get a Lot Check From Concrete Contractors in San Castle
Give us the street name, plus a survey and a photo of the apron and street edge. First we confirm the jurisdiction, since a quote built for the wrong office wastes your week. After that we measure the base, check the apron width against the 12 to 24 foot range, and put a detailed written quote together before any work begins. Royal Palm Beach Concrete Co is Locally Owned & Operated and fully insured. The contact page is where you ask for a free written estimate. As concrete contractors in San Castle, we put the answer on whether the County or a town holds your parcel at the top of the quote. Our quote sticks to dimensions, thickness, base and tear-out, so you can set it beside any other bid line by line, and at the visit we go through each line in plain words.
Concrete Services in Palm Beach County
Concrete Driveways and Sidewalks
Driveways in San Castle
No town hall issues a driveway permit in San Castle; Palm Beach County does, because the community is unincorporated. The County's rules cap each connection at 12 to 24 feet, allow two openings on local streets, and keep the pavement 2 feet off the side lot line. Where a culvert is needed, or the road is a County thoroughfare, the application goes to Land Development, with a $275 residential turnout fee. Stamped surfaces are not allowed in the right-of-way without a recorded removal agreement. The median home in the CDP was built in 1967, so on streets such as Seacrest Boulevard, Seagrape Road and Oleander Road plan for tear-out, priced as its own line. As concrete contractors in San Castle, we price driveways at $7 to $13 per square foot after a free written estimate. See the county permit guide.
Concrete Patios & Porches
Patios and Walkways in San Castle
Nearly all of 30 NRCS soil-map points inside San Castle are St. Lucie-Paola sand, excessively drained and rated "Not limited" for dwellings, and we still check your own lot's base at the visit. The Permit Center takes applications through ePZB or at either County office, and the County Building Official has said the HB 803 exemption does not apply in the county. A 10 by 16 foot back patio is 160 square feet, or $1,120 to $2,080 at $7 to $13 per square foot, with a free written estimate after the site visit. On streets such as Oakridge Circle and Monroe Boulevard, we measure each lot against your survey. See the patio page for common sizes and finishes.
Concrete Slabs, Foundations, & Garage Floors
Slabs and Garage Floors in San Castle
FEMA maps put 29 of 30 points we checked on this ridge in Zone X and one in the coastal 0.2 percent shaded zone, with none in AE. Even so, we form a 4 inch reinforced slab over compacted base and cut control joints, and we check the parcel before we quote. The mapped soil drains freely, but we still set the grade, compaction and thickness for your lot, and the County Building Division decides which permit applies. A 16 by 20 foot garage-size slab is 320 square feet, or $2,240 to $3,840 at $7 to $12 per square foot, with a free written estimate. Foundation work is on the slab page.
