Fitting a Pad Under the Sixty Percent Cap on a Greenacres Lot
The first limit on a concrete slab in Greenacres is a percentage. Under Ordinance 2025-06, dated December 1, 2025, a single-family lot in the RL-1, RL-2 or RL-3 districts may be no more than 60 percent impervious overall, and its front yard may be no more than 60 percent impervious too. Building coverage tops out at 30 percent in RL-1 and RL-2 and 35 percent in RL-3. Single- and two-family lots in the RM-1 and RM-2 districts carry the same two 60 percent limits.
A new concrete slab in Greenacres is hard surface for that count. On a 7,500 sq ft lot, 60 percent is 4,500 sq ft for everything: roof, driveway, walks, patio and the new pad. A 240 sq ft shed slab takes about 5 percent of that allowance, and a 576 sq ft garage slab takes nearly 13 percent. We total your survey before we quote, so you learn early if a pad would push the lot over the line. Our concrete slab service page explains the standard build.

Five Feet From the Line: Where the Forms May Sit
The city's yard code says a terrace or patio/deck may not project closer than 5 feet from any lot line, with at least 5 feet of sodded or landscaped pervious strip between it and the line. A zero-lot-line patio may run to the zero line if a 6 foot solid fence or wall is built there. The code does not name a stand-alone shed or equipment slab in that sentence, so ask the Building Division how it measures a pad that is not a patio.
Until you have that answer, we plan on the 5 foot margin. It also keeps concrete clear of the neighbor's fence line and gives the forms room to sit. Driveways follow their own numbers: 5 feet from an interior side line and 15 feet from a corner side line. Our Greenacres patio page goes deeper on that yard rule.

MGO Connect, the Valuation Fee and the Owner-Builder Affidavit
Permits for a concrete slab in Greenacres run through one office. The Building Division, in City Hall off Melaleuca Lane, handles plan review, permits, inspections and floodplain questions. Since April 15, 2026 every application goes through the MGO Connect portal, with no email submittals. The fee schedule charges a $75 application fee, credited to the permit, and then 2.5 percent of construction value up to $100,000, with a $75 minimum. Work without a permit costs four times the permit fee plus $100 for a first offense, and a first re-inspection is $50.
An owner who lives in a one- or two-family home can act as the contractor with a notarized Owner-Builder Affidavit. Florida also requires a Notice of Commencement when the direct contract price tops $2,500, and the city posts the form. We list the slab's square feet and value on the quote so the number on your application matches the work. Whether your slab needs a permit by itself is a question to put to the Division.

Small Original Section Lots and Where a Truck Parks
The Original Section runs between the E-3 Canal on the west and Haverhill Road, from Lake Worth Road north to First Street. Its district code describes many small lots originally platted as single-family lots. In the mixed-use district along 10th Avenue North, new driveways must enter from side streets such as Fleming, Jennings, Perry, Martin, Broward, Walker and Jackson.
On a small lot a concrete slab in Greenacres is a puzzle of side yards and truck reach. The city code asks owners to keep the parkway sodded except where a sidewalk, ribbon gutter or permitted driveway sits. We plan the chute reach from the apron, and use a pump or wheelbarrow run when the pad lies behind the house. A pump adds cost, so the quote shows it as a line.

E-3 and the L Laterals: Canal Ground Behind the Fence
Lake Worth Drainage District canal centerlines cross the city boundary: the E-3 canal and laterals L-6 through L-15. A lot that backs onto one may sit near a district right-of-way, and the drainage district decides what can go there. We cannot tell from a map which parcels need a district permit, so we ask you to check with the district before you place a slab near a canal bank.
The city also keeps floodplain rules. Sidewalks and driveways that involve fill in a regulated floodway must meet the floodway limits in section 4-52.4 of the code, and the Building Department keeps elevation certificates on file and answers flood-zone questions. If your pad needs several inches of fill, mention it at the visit so you can raise the question with the Division.

Basinger Sand, Six Inches to Water and the Base Beneath
Ground decides the base of a concrete slab in Greenacres. Across 30 NRCS soil-map points inside the city, 15 were Myakka fine sand and 9 were Basinger fine sand, with a few Immokalee, Holopaw and shaped units. NRCS lists Myakka and Immokalee as poorly drained with a water table that can rise to about 12 inches at its highest, and Basinger and Holopaw as poorly drained with one that can rise to about 6 inches. All rate very limited for dwellings. FEMA put 29 of 30 points in Zone X and one in Zone AE.
For a below-grade slab the residential code calls for a 4 inch base of clean sand or stone (well-drained Group I soils excepted), and without approval it caps compacted clean-sand fill at 24 inches. We strip the sod and topsoil, compact the sand in lifts, and set the pad high enough to shed water. The median Greenacres home was built in 1987, so if a new garage slab or an addition pad must meet an older one, we measure the old edge at the visit and match the height.
Garage Floor, Shed Pad and Backup Power Pad Prices
A concrete slab in Greenacres runs $7 to $12 per sq ft for 4 inch reinforced work, and our usual projects land between $1,400 and $7,200. A 12 by 20 shed pad is 240 sq ft, so $1,680 to $2,880. An 18 by 20 garage floor is 360 sq ft, so $2,520 to $4,320. A 24 by 24 two-car garage floor is 576 sq ft, so $4,032 to $6,912. Each figure needs a free written estimate after we see the site.
Access and fill move the price. A pad that needs a pump, a dig-out of soft ground or a thickened edge for a heavier building costs more than a flat pad beside the driveway. Even a small standby-generator slab gets formed square, sloped away from the building and kept clear of the lot line. The same goes for a slab under an outdoor workbench or a storage cabinet.
Share the Plat and Pad Size for a Concrete Slab in Greenacres
To price a concrete slab in Greenacres, send your street, the building or equipment, the size, how a truck can reach the spot and a photo through our free estimate form. A survey helps most. We visit, probe the ground, mark the forms and send a detailed written quote before any work begins. See the Greenacres town page for the city's wider rules, and the county permit guide for the paperwork. The quote lists the square feet, thickness, reinforcement, base, joints and any pump cost, so you can compare it line by line. Tell us if the slab will carry a framed building, a metal shed or only equipment, since each sets a different thickness and edge. If the pad is for a building still on order, send its drawing as well. We can also pour the concrete slab and the driveway that reaches it, using the Greenacres driveway page for the city's width and setback numbers.
